926 J Street is a historic 14-story downtown office building purchased by Rubicon Partners in 2005 and reopened as a 198 room boutique hotel in 2008. Redevelopment included a seismic retrofit, remediation of hazardous material, reconstruction of all building systems and common areas, securing a city subsidy and historic tax credits, and accommodating a change of use from office to hotel.
Plaza 555 consists of two 14 story “mid-century modern” office towers and a 792 space parking garage in downtown Sacramento. The project is strategically located with a desirable Capitol Mall Avenue address just 3 blocks from the State Capital and directly across the street from a primary entrance into the new Golden One Center arena. The project was purchased in 2014 and has undergone a major renovation including the addition of a 3rd floor sky deck, a large conference center, and the addition of two restaurant on the ground floor.
906 G is a class A office building with a 191 space parking garage in the middle of downtown Sacramento’ s public sector service hub. The seven story office building is centrally located a block away from the City of Sacramento Headquarters, the EPA’s Western US Headquarters, and the County Courthouse, as well as a few blocks away from the State Capital, the Citizen Hotel, and downtown’s active K Street corridor. The building’s common areas have recently been updated.
630 K Street is an 85,000 square foot, 5 story office building purchased as empty in 2004. The project is located in the heart of downtown’s newly developing entertainment district and is located at the eastern entrance to the new arena project. Our ownership team completely gutted the building, created new common areas, and repopulated the project with new tenants including a national environmental engineering firm (ICF), the University of San Francisco, a regional shoe company, and a Craft Brewery. The project was successfully sold in 2015.
Rubicon Partners developed in a joint venture five Class A office buildings in the Elk Grove submarket. The buildings, which are located in the center of the region's fastest growing area, set a high standard for quality in the emerging submarket.
The Forum is an historic 10 story office building with ground floor and basement retail located on Sacramento’s historic K Street corridor. The asset was purchased as a value-add project with 25% occupancy in 2003. The building has been fully renovated, is located on the highly desired “Kay” district and within two blocks of the State Capital and is home to many regional firms serving the capital.
In 2002, Rubicon provided a 20,000 square foot build-to-suit of a two story office building for the California Correctional Peace Officer’s Association Benefit Trust Fund regional headquarters. This was the fifth Class A project developed by the principals in the highly-desired South Natomas sub-market.
